Minnesota Home Rental's Worry-Free Tenant Placement Guarantee

Tenant Placement

• Minnesota Home Rental Inc. is a member of the National Association of Residential Property Managers (NARPM) and a fully licensed Minnesota and Wisconsin Management Real Estate Brokerage. (Lic. #40071807)
• We know the local market; have an extensive network of contacts (Relocation Co., Real Estate Agents, Mortgage lenders, other Property Management Co.), and have advertising resources available to us at discounted rates. This allows us to effectively market your vacant home to prospective residents to get it filled.
• There are NO set-up fees. No long term contract required.
• Tenant Placement fee 100% of one full month's rent. (placement service only)  If we are managing the home the placement fee is reduced to 85% of one months rent.
• Tenant placement guarantee: If a tenant placed by MNHR, Inc. breaks the lease agreement within the first nine months, we'll find a replacement tenant at no charge. (Valid only if MNHR, Inc. is the property management and remains the designated property management service provider upon commencement of the replacement tenant's lease.)

Tenant Screening

• Our tenant screening process includes obtaining a full credit risk report, employment history, criminal background report, sex offender database check and a resident rental history report through the tenants previous landlord, which verifies on time rent payments as well as the condition of the home at move out.
  
• Ability to accept online credit card and electronic check payments for background checks and security deposits for faster processing.
• While it is important for us to keep your property occupied, our experience shows that it is more important to be selective about your tenant. In the long run you will benefit by accepting a quality tenant because your tenant will probably stay longer and take better care of your home.

Management Services

• We are a member of the National Association of Realtors, and a licensed Minnesota real estate broker (license #40071807).
• Tenant placement guarantee: If a tenant placed by MNHR, Inc. breaks the lease agreement within the first nine months, we'll find a replacement tenant at no charge. (Valid only if MNHR, Inc. is the property management and remains the designated property management service provider upon commencement of the replacement tenant's lease.)
• Property owners can self manage their units after a tenant has been found if they so choose.
• Tenants will pay their rent electronically via their checking account or credit card through our website. This will give the tenants every opportunity to pay their rent on time. This also gives us the opportunity to deal with issues immediately.
• The rental(s) disbursement checks will be electronically transferred to the owners bank account. The funds are usually deposited to the owners account by the 10th business day.
• Monthly management flat fee $100/mo. If we don't collect then we don't get paid.
• Damage deposit are typically 1 months rent and are held in our trust account. (Minnesota State Law requires interest to be paid at lease termination to the tenant.)
• We coordinate all maintenance and emergency repairs. This is included in the $100 monthly management fee.
• We understand and apply the correct federal, state, and local laws, keeping you and your investment out of trouble.
• Utilize a collections agency for any delinquent rents or money that is owed. (no additional charge)
• Certificate of rents paid is issued out to renters at year's end for tax purposes.
• We enforce collection of rents and serve the proper notices upon failure to pay. Real estate attorney on team to help with issues including evictions.
• After you add up the increased rent we can often command, the shorter time you spend waiting for rent checks, the discounts you'll receive on advertising, and the company rate we get on repairs, you'll often make more money than if you managed the property yourself!

Our Simple Fee Structure

• Tenant Placement (Only)
  • 1 months rent. after qualified applicant has been found, approved by owner, and contracts have been signed.
• Management Services (includes tenant warranty)
  • 85% of one full months rent 
  • $100/mo flat fee.  We only get paid if we collect the rent. (management fee starts at the beginning of the lease agreement)

Property owners can sign up online by completing the Propertly Listing Worksheet. NO up front cost.  advertising is covered by Minnesota Home Rental Inc. When we find an applicant that you accept and after the contracts have been signed, the charge is 1 months rent (placement only) or 85% of one month's rent with on going management services. whether it's a straight rental agreement or lease with option agreement.
